Critera for land.

- Requirements
    - Arkansas
    - Min 2 acre forest
    - Min 2 acre pasture
    - Min 5 acres total (ideally >10 acres total)
    - Diverse terrain
    - Already has livable structure for 2, min 750sqf (i.e. can be very small)
        - Structure can handle intemperate climate/weather OR be able to be retrofitted for cheap

    - Location:
        - Within 35 min of ANY 10k pop city
        - Within 1:45 min of major airport (XNA, LIT)

    - Water:
        - Potential water source on property
        - No serious flood concerns

    - Utils:
        - Water
        - Gas (natural gas preferred, propane is fine)
        - Electric (or available hookup)
        - Septic
        - Optional: Internet (can do starlink if necessary)

- Bonus
    - SOUTHERN FACING SLOPE 10º
    - Available adjacent land, either for renting or later purchase
    - Fiber internet
    - Shop and or garage
    - Cellar
